Safety systems for roof & facade access at Bloom Glenside

When Sarah Constructions set out to deliver Bloom, two new eight-storey apartment buildings in Adelaide’s Glenside, they needed a height safety partner who could keep pace with a complex project, coordinating multiple stakeholders and strict compliance requirements.

There were two key onsite requirements. First, safe full roof access to critical rooftop assets such as mechanical units, solar panels and gutters. Secondly, a need for safe facade access to windows not accessible from the balconies. And in both cases, the height safety systems needed to be maintainable and fully compliant with Australian standards.

As one of Australia’s leading height safety companies, we are well-versed in understanding complex projects comprising multiple height safety needs. We’ve designed and installed many similar solutions on sites Australia wide, including the University of Queensland and John Fawkner Private Hospital in Victoria.

A purpose-built height safety system designed to last

After an initial site inspection our team designed and delivered a fully engineered, compliant and maintainable solution on time and to budget. With multiple trades on site including mechanical, roofing, cladding, steel fabrication and the main construction team, our own team successfully coordinated the programme and set outs to minimise delays and maintain smooth project execution.

 1. Purlin-mounted roof anchor points

Our team installed purlin-mounted anchor points above windows to enable safe facade maintenance. Because the roof sheeting was installed on raisers, we introduced custom-designed spacers between the sheeting and purlins to prevent roof damage – a key requirement for long-term integrity.

 2. Re-belay anchor points for safe facade access

Re-belay anchors were installed on the underside of supporting steel, enabling controlled descent and safe rope access where balconies could not provide reach. Our team worked closely with the builder who provided the pre-drilled steel based on our set-out requirements, which meant that our team could complete installation more efficiently.

Safe access today, set up for strong maintenance processes in the future

The final installation is fully compatible with the builder’s structural design, maintains the integrity of the roof sheeting, and allows safe ongoing access for decades to come.

Of course, designing the right height safety systems is just one step in the ongoing process of maintaining safe work practices at heights and mitigating risk.

At RISSafety we support many of our clients with long-term safety compliance services, including:

  • Annual height safety inspections of all roof anchor points and access systems
  • Ongoing fall protection inspections to ensure all equipment remains safe and certified
  • Clear documentation and asset registers to streamline future maintenance.

Looking for a local long-term partner for installation and maintenance of height safety systems? Our team is backed by decades of experience and can deliver a solution that maintains structural integrity and meets Australian Standards.

What near misses can reveal about your height safety culture

A worker clips a static line to an anchor point that hasn’t been inspected in over a year. A roofer steps around a guardrail rather than through the designated access point because it’s faster. A maintenance technician nearly loses footing on a wet roof surface – catches themselves – and says nothing because it doesn’t seem worth the paperwork. Read More

Roof Access Safety System for K&S Adelaide

Roof Access Safety System for K&S Adelaide  For large workshop and warehouse environments, safe roof access needs to be planned properly from the outset. It is not enough to simply provide a way onto the roof. The system needs to support the way maintenance teams will actually move across the site,… Read More

Permanent Access Platform for Hilton Surfers Paradise

There’s a particular challenge that comes with working at height in a premium hotel environment. The solution has to work, every single time, for years to come, and it can’t look like an afterthought bolted onto a building that guests pay quite a large amount to stay in. When fire damage compromised the rope… Read More
