Safety systems for roof & facade access at Bloom Glenside

When Sarah Constructions set out to deliver Bloom, two new eight-storey apartment buildings in Adelaide’s Glenside, they needed a height safety partner who could keep pace with a complex project, coordinating multiple stakeholders and strict compliance requirements.  

There were two key onsite requirements. First, safe full roof access to critical rooftop assets such as mechanical units, solar panels and gutters. Secondly, a need for safe facade access to windows not accessible from the balconies. And in both cases, the height safety systems needed to be maintainable and fully compliant with Australian standards.

A purpose-built height safety system designed to last 

After an initial site inspection our team designed and delivered a fully engineered, compliant and maintainable solution on time and to budget. With multiple trades on site including mechanical, roofing, cladding, steel fabrication and the main construction team, our own team successfully coordinated the programme and set outs to minimise delays and maintain smooth project execution. 

 1. Purlin-mounted roof anchor points 

Our team installed purlin-mounted anchor points above windows to enable safe facade maintenance. Because the roof sheeting was installed on raisers, we introduced custom-designed spacers between the sheeting and purlins to prevent roof damage – a key requirement for long-term integrity. 

 2. Re-belay anchor points for safe facade access 

Re-belay anchors were installed on the underside of supporting steel, enabling controlled descent and safe rope access where balconies could not provide reach. Our team worked closely with the builder who provided the pre-drilled steel based on our set-out requirements, which meant that our team could complete installation more efficiently. 

Safe access today, set up for strong maintenance processes in the future 

The final installation is fully compatible with the builder’s structural design, maintains the integrity of the roof sheeting, and allows safe ongoing access for decades to come.
